Nye, PE <br />The Site Group <br />1111 Oberlin Road <br />Raleigh, NC 27605 <br />Chakey, Pedneau, and Olive, LLC <br />300 West Hargett Street <br />Apt. 704 <br />Raleigh, NC 27601 <br />SUP19-0023 (LACROSSE)–STAFF COMMENTS ON REVISED SITE PLAN <br />Dear Mr. Nye: <br />On November 22, 2019, the Orange County Planning Department received the revised site plan <br />for your Class B Special Use Permit (SUP) application, which proposes a lacrosse facility on NC <br />49 (PIN 9829-93-4847). <br />Planning staff reviewed these revisions in accordance with Section 2.7 of the Unified <br />Development Ordinance (UDO), presenting them to the Development Advisory Committee <br />(DAC) on December 5, 2019. The site plan is mostly compliant with Orange County regulations, <br />but we require a few more revisions: <br />xPatrick Mallett, Planner II, recommended showing sight distance triangles at the entrance <br />on Atkins Road (see enclosed Figure 7.8.5.D.8). The sight distance area needs to be clear <br />of signage, vegetation, and other visual obstructions. <br />xYou may want to revise the 100’ boundary buffer so it applies only to the proposed <br />lacrosse facility parcel (as opposed to the entire existing parcel, including the portion you <br />intend to subdivide out for residential use). You may also want to indicate that the exact <br />location of the new property line is subject to change. <br />xMake sure that the following statement is on the site plan: “open burning of trees, limbs, <br />stumps, and/or construction debris is expressly prohibited.” I did not see this but if I <br />overlooked it, you can disregard this comment. <br />xPer UDO Section 6.9.10, standard parking spaces must be at least 9’ wide and a <br />minimum of 180 sq. ft. in area. The parking detail on SUP 5.0 indicates that most spaces <br />will be only 162 sq. ft. in area. Please see Section 6.9.10 (enclosed) for standard parking <br />
