General Acquisition Evaluation Template Attachment 1 <br /> Section 1 is comprised of mostly Herndon B/C soils found on a broad ridge in the central area <br /> and side slopes to the north and south. This area has a medium to high potential for recreational <br /> use. The entrance trail crosses a band of Tatum D soil (medium recreation potential) on sloped <br /> terrain. A portion of this section could support active recreational uses in close proximity to the <br /> Martin Road access, but it would require clearing an area of pines and leveling the moderate <br /> slope. <br /> Section 2 consists of mostly Enon B/C soil found on the broad ridge and adjacent slopes. This <br /> well-drained soil has medium to high potential for recreational uses, with slope and erosion being <br /> primary limitations. A sizable area of Georgeville B/C soil occurs in the southwest corner, but it is <br /> remotely located and surrounded by riparian areas. As such, it would be appropriate to leave this <br /> entire section as intact forestland. <br /> Section 3 is comprised of mostly Herndon B/C soils, which also occurs on broad ridges and side <br /> slopes. The potential for recreational use is high to medium with slope being a limiting factor. <br /> Areas within reach of the Buckhorn Road access point could be converted to active recreation, but <br /> it would require clearing mature pines and leveling some moderately sloped terrain. A narrow <br /> band of Tatum D soils occur above the stream that flows along the northern boundary. <br /> Access Primary access to the property is from a cul-de-sac at the end of Martin Road. Martin Road is a <br /> secondary public road (.75 mile long; 60' ROW width) located off Buckhorn Road. From the cul- <br /> de-sac, an old roadway (now trail) leads into the northern section of the property. A secondary <br /> access point is from the west side of Buckhorn Road, where according to survey flagging the tract <br /> appears to have about 60 feet of road frontage. The County Land Records GIS, however, shows <br /> only a point of the property touching Buckhorn Road. OWASA's survey plat of the property <br /> should verify the actual amount of road frontage. <br /> There is no existing access to the property from Mt. Willing Road. However, a northwest corner of <br /> the OWASA tract is within 50 feet of Mt. Willing Road. A small sliver portion of a 10-acre tract <br /> separates the OWASA tract from the roadway. If access to the OWASA property were desirable, it <br /> might be possible to acquire this small portion of land. [Most of the 10-acre tract is located <br /> across Mt. Willing Road from the OWASA tract. <br /> Surrounding Land Uses . The OWASA tract is in a rural residential area of the county. Large, privately-owned wooded <br /> tracts surround the property, only a few which have been developed for residential use. Very <br /> little of the surrounding lands are in agricultural production. <br /> 4 <br />
