" <br /> BACKGROUND : The Orange County/ Hillsborough Economic Development Districts Task Force <br /> has been working since February of this year on zoning districts that would permit certain uses <br /> by right and some uses through a special use rezoning and special use permit process . This <br /> district would include a set of general and specific standards for development to be reviewed <br /> concurrent with the special use rezoning and permit . This district would be requested by a <br /> property owner that was interested in other uses other than EDD Limited /Office such as <br /> commercial or office -flex through a concurrent special use rezoning and special use permit <br /> process . <br /> There would be three primary land use patterns that could be requested in this district through a <br /> Planned Development procedure . <br /> 1 . EDD Office - Office Flex ( O - OF ) - Combination of office and light industrial , and distribution , <br /> manufacturing . <br /> 2 . EDD Office - Medium Density Residential ( O - MDR ) - Combination of office and residential of <br /> 4 - 8 dwelling units per acre . <br /> 3 . EDD - Mixed Use ( EDD - MU ) - Combination of office , office flex , retail and high density <br /> residential ( HDR ) 8 - 12 dwelling units per acre . <br /> This land use pattern creates an intensity that would meet the threshold of a transit- oriented <br /> development ( TOD ) and the focal point of the Orange County/ Hillsborough EDD which is <br /> anticipated at the northeast corner of 1 . 40 and Old NC 86 . <br /> g :\craig\abstracts\edd-sueod\ 12w4-00\dg <br />
