l: ~<.~ ,.y~ .r:,: <br />The following conditions are recommended by the Planning StafF to be a part of the Class A <br />Special Use Permit. <br />RECOMMENDED SPECIAL USE PERMIT CONDITIONS <br />(Planning Staff Recommendations) <br />z <br />1. Roads, parking areas, walkways, utilities, and landscaping shall be maintained as shown on <br />the approved plans. All such facilities shall further be maintained and operated in a safe <br />manner. <br />2. The final site plan and narrative of the project are to be incorporated herein and made a part <br />of this Special Use Permit. Copies of the final site plan (dated March 23, 2001) and <br />narrative are to remain on file with the Orange County Planning and Inspections <br />Department. <br />3. The Bed and Breakfast shall be operated according to the site plan and written narrative <br />supplied by the applicant and in compliance with the above conditions. <br />4. The Fire Marshal and shall inspect and approve the facility to ensure that proper fire <br />detection devices are in place and operational prior to commencing operation (after the <br />Special Use Permit is recorded). <br />5. The applicant shall obtain a NCDOT Driveway Permit prior to commencing operation. <br />6. The sign, if illuminated shall use solar powered, ground lighting. Landscaping shall be <br />installed around the base of the sign., <br />7. The applicant shall dedicate the property within the right-of-way and the small portion on the <br />eastern side of the right-of-way to NCDOT or Orange County prior to commencing operation. <br />8. The Special Use Permit shall be valid for a period of six (6) years, at which time it shall be <br />subject to renewal. <br />FINANCIAL IMPACT: None determined. <br />RECOMMENDATION(S): Planning StafF Recommendation: <br />Approval of the Class A Special Use Permit with the conditions <br />listed above. <br />Administration Recommendation: <br />Refer the proposed Class A Special Use Permit to: <br />(1) Historic Preservation Commission to determine whether the <br />proposed use maintains the historic character of the house and <br />property as required in Section 8.8.24.2 b) of the Orange County <br />Zoning Ordinance <br />(2) Planning Board far a recommendation on the SUP to be returned <br />to the Board of County Commissioners no sooner than August 21, <br />2001. <br />
