(Planning/Stormwater.htm) <br />Phase 1 encroaches in to a stream buffer regulated by the Neuse Rules and will require approval <br />by the Division of water quality and Corp of engineers prior to our review of the erosion Control <br />plan. <br />Several lots, such as lot 6, 7 or bath will have to be used as trap locations in phase 1. These traps <br />will stay in place and become the last lots sold to build on . Compazable lots will be temporarily <br />lost in successive phases such as lots 22 and 5$. <br />The developer needs to be aware that these traps can tie up a building lot for a year or more, <br />depending on the speed of buildout. A slow buildout could require that the developer maintain <br />control of these lots for yeazs. <br />
