(Planning/Stormwater.htm)
Phase 1 encroaches in to a stream buffer regulated by the Neuse Rules and will require approval
by the Division of water quality and Corp of engineers prior to our review of the erosion Control
plan.
Several lots, such as lot 6, 7 or bath will have to be used as trap locations in phase 1. These traps
will stay in place and become the last lots sold to build on . Compazable lots will be temporarily
lost in successive phases such as lots 22 and 5$.
The developer needs to be aware that these traps can tie up a building lot for a year or more,
depending on the speed of buildout. A slow buildout could require that the developer maintain
control of these lots for yeazs.
