21 <br /> 33. Any headings preceding the text of the several Articles and Subparagraphs hereof are inserted solely for <br /> convenience and reference and shall not constitute a part of this Lease Agreement, nor shall they affect <br /> is meanings, construction or effect. <br /> TIME <br /> 34. Time is of the essence in this Agreement. Whenever a period of time is herein prescribed for action to <br /> be taken by Landlord or Tenant, or whenever a date for completion of such action is specified herein, <br /> Landlord or Tenant shall not be liable or responsible for, and there shall be excluded from the <br /> computation of any such period of time, (or such date shall be extended for a period equal to, as the <br /> case may be), any delays due to war, civil commotion, acts of God, strikes or other labor disputes, <br /> governmental restrictions or regulations or interference, fire or other casualties, or any other causes of <br /> any kind whatsoever which are beyond the reasonable control of Landlord or Tenant, as the case may <br /> be. <br /> MEMORANDUM OF LEASE <br /> 35. Tenant and Landlord shall execute and record a Memorandum of Short Form of Lease, but said <br /> Memorandum of Short Form of Lease shall not be deemed to modify, change or affect any provision of <br /> this Lease in any manner whatsoever. <br /> ENTIRE AGREEMENT <br /> 36. This Lease Agreement, with the Exhibits attached hereto, contains all of the agreements and conditions <br /> made between the parties hereto and may not be modified orally, or in any manner other than by <br /> agreement, in writing, signed by the parties hereto or their respective successors in interest. <br /> LEASE INURES TO THE BENEFIT OF THE ASSIGNEES <br /> 37.
