C. SPECIAL USE PERMIT, CLASS A <br />Elizabeth P. Davidson, Applicant is requesting a Historic Sites Non- <br />Residential-Mixed Use, Special Use Permit, Class A for a bed and. <br />breakfast use at 7015 NC 57. The property is zoned R-1 and is <br />identified as Little River Township, Map 15, Lot 8 and contains 47.17 <br />acres more or less (including right-of--way). (SUP 2001-01) <br />Purpose: To hold a public hearing to receive evidence and comments on <br />the proposed reuse of an historic property. <br />D. ORANGE COUNTY SUBDIVISION AMENDMENTS <br />1. Clarify the definition of Resultant Lots in the Subdivision <br />Regulations to include minimum lot sizes for all lots served by a <br />private road or an access easement. <br />Pur ose: To eliminate the possibility that parcels may be recombined in <br />such a manner that would create lots at less than the minimum area <br />required in the Private Road Standards section of the Subdivision <br />Regulations. <br />2. Modify the private road standards. <br />Purpose: The current private road standards do not have a provision far <br />sliding scale lot area minimums. The two main reasons for a sliding <br />scale are to provide an incentive for preservation of open space and also <br />to lower the impervious surface associated with length of private roads. <br />3. Clarify minor subdivision approval time limits <br />Pu~, rpose: Will provide a time limit provision far recordation of final plats <br />for minor subdivisions that is consistent with the time limits set on major <br />subdivision approvals by the BOCC. <br />4.
