Elements, and shall be binding upon and encumber the Properly, including each Unit and the Common <br /> Elements, and (b) be binding upon the Association, each Owner, all tenants and occupants of each Unit <br /> and all guests, licensees and invitees of each Owner, tenant or occupant of each Unit, and all such persons <br /> shall be subject to and shall & comply with all of the provisions of this Declaration, the Bylaws and the <br /> Rules and" Regulations. Each person who shall accept a deed or other instrument conveying a legal or <br /> equitable interest in any Unit to him, or who shall enter into a lease or other agreement to lease, rent or <br /> occupy any Unit, shall thereby acknowledge, agree to and ratify each of the provisions of this <br /> Declaration, the Bylaws and the Rules and Regulations, and each such person shall be bound thereby •as <br /> fully and to the same extent as though each such provision was made a part of such deed or other <br /> instrument of conveyance, lease or other agreement, whether written or oral. <br /> Section 12.08 Exhibits.
