Any reconstruction or repair shall be, to the extent economically feasible, substantially in <br /> accordance with the flat and Plans of the original Building. <br /> ARTICLE X <br /> RESERVATION OF SPECIAL DECLARANT RIGHTS <br /> At all times during the Period of Declarant Control, Declarant reserves the following exclusive <br /> Special Declarant Rights and other rights: <br /> 1 . The right to exercise any development rights reserved in this Declaration and/or <br /> as provided in N.C.G.S . § §47C-2405 (a)(8 ) and 47C-2410, including, but not limited to, the right to <br /> combine, recombine, .subdiivide or reconfigure any Unit or Units, or any Unit or Units and Common <br /> Elements, prior to the initial conveyance of any such Unit to a person other than the Declarant. <br /> 2. . The right to combine, recombine, subdivide and/or reconfigure any Unit, or any <br /> Unit and adj oaring Common Elements, prior to the conveyance of such Unit to any person other than the <br /> Declarant and to amend, modify and/or supplement this Declaration and/or the Plat and Plans, as <br /> reasonably necessary, tip reflect such combination, recombination, subdivision and/or reconfiguration. <br /> 3 . The right to complete the Building or any Improvement as shown on the Plat and <br /> Plans as provided in N.C . G. S . §47C-2409. <br /> 4. The right to maintain sales offices, management offices, signs advertising the <br /> Condominium and models in Units or on Common Elements as provided in N. C.G. S . §47C-2- 115, <br /> provided that not more than two (2) Units shall be used for any such purposes at any one time. <br /> 5 . The right to use easements through the Common Elements for the purpose of <br /> making improvements within the Condominium as provided in N.C.G. S . §47C4416. <br /> 6 . The right to appoint or remove any officer of the Association or any member of <br /> the Board . of Directors, subject to the limitations contained in this Declaration or in N. C.G. S . § 47C-3 - <br /> 103 (d) and (e) . <br /> 7. The right , to adopt IF and Regulations which are consistent with the <br /> provisions of this Declaration. <br />
