(v) the cost of utility service to the Common Elements; <br /> he cost of, (vi) the expenses of protecting the Property from erosion; <br /> (vii) the cost of expenses associated with the removal of snow or debris; <br /> (vw) the costs of expenses associated with the collection and disposal of garbage, <br /> rubbish. and other refuse; <br /> Oix) -the costs of management by any management fnm hired by the Association <br /> in its sound business Judgment; <br /> (x) all other necessary and reasonable costs including payments on any <br /> borrowings by the Association which, 'n the sound business judgment of the Association, <br /> must be incurred in order to keep the Property (exclusive of the Units) in a neat, sanitary and <br /> efficient working order, and to- provide for the health, safety and welfare of Owhers; and <br /> (xii)the replacement of any Innprovement. <br /> Section 8.05 Common Fie IAabilit Spacial Assessments and ChaWes as Personal <br /> Obligation of Owner Payment of any Common Expense Liability, Special Assessment or other charge <br /> levied, assessed or charged by the Association to or against any Unit pursuant to any provision •of this <br /> Declaration, together with any late charge, interest and collection cost, including reasonable attorneys' fees, <br /> shall be the personal. obligation of the Owner .of such Unit at the time such Common Expense Liability; <br /> Special Assessment or other charge becomes due and payable.
