alterations thereto, the assessment and collection from Owners of Common Expense; and other fees, <br /> charges and expenses, and the filing of liens upon Units to secure unpaid common expenses and other . <br /> fees, charges and expenses, shall be in accordance with the provisions of the Act, this Declaration, the <br /> Articles Of Incorporation and the Bylaws ._ <br /> Section 8 .03 Allocation of Votes. Each Unit shall be allocated the number of votes set forth <br /> on the attached EZIMIT B on any and all . actions taken by the members of the Association. The Owner <br /> of each Unit shall have the right to cast the vote(s) allocated to its Unit on each action taken by the <br /> members of*the Association. In the event more than one ( 1 ) person shall be the Owner of any Unit, such <br /> persons shall not cast more than the number of votes allocated to their Unit as set forth on .the attached <br /> EDIT B on any action taken by the members of the Association and such vote(s) shall not be split <br /> among the persons who own the Unit. Unless otherwise provided in this Declaration, each vote by the <br /> members of the Association on any action taken by the members of the Association shall be cumulative. <br /> Section 8.04 Common Expense Liability, Special Assessments and Charges. <br /> (a) AuftoxnA The Association shall have the duty, power and authority to levy, assess <br /> or charge to or against the Units, and to collect from the Owners of the Units, such Common Expense <br /> Liability, Special Assessments and/or other charges (to the extent such charges are not otherwise expressly <br /> allocated, in this Declaration to the Owner(s) of any specific Unit(s)) as the . Association may from time to <br /> time deem reasonable and necessary for the upkeep, maintenance, repair, servicing and/or replacement of the <br /> Common Elements or for any extraordinary expense or capital need of the Association or. the Property <br /> (exclusive of the Units). <br /> (b) Imposition of Common Expenses and Lien. Each Unit' s Common Expense <br /> Liability shall be determined in accordance with the allocation set forth on EXHIBIT B. The Association <br /> shall assess and collect each Unit' s Common Expense Liability on such annual or other basis as shall be <br /> established by the Association. Each Umt' s Common Expense Liability shall be paid in full not later than the <br /> date established by the Association; provided, however, that the Association may make provisions for <br /> payment of Common -Expense Liability in monthly or other installments.
