v <br /> other signs erected on, affixed to, maintained on or otherwise visible from any Unit, the Building or the <br /> Common Elements shall comply with all applicable codes, ordinances, regulations, statutes and laws . <br /> Section 7. 05 Garbagre. Garbage and trash shall be disposed of only in areas specifically <br /> designated for garbage and trash removal, <br /> Section 7.06 Structures. No structure of any kind, whether temporary or permanent, shall be <br /> placed upon any part of the Common Elements at any time unless with the prior written consent of the <br /> Declarant during the Period of Declarant Control or, thereafter, the Association. In no event shall any <br /> such structure violate any special use perr dt, conditional use permit or other permit or variance pertaining <br /> to the Property issued by any other governmental authority or any ordinance, regulation, code, statute or <br /> law. <br /> Section 7.07 Parton . Subject to the provisions of Section 7.08 and any other pertinent <br /> provisions of this Declaration- and the Rules and Regulations, for so long as any part of - the •Common <br /> Elements designated as a parking area shall be allocated as Limited. Common Elements pursuant to <br /> Section 5.03, such parking area shall be (a) reserved for the sole and exclusive use of the Owner of the <br /> specific Unit to which such parkin area is allocated pursuant to Section 5.03 and such Owner' s <br /> employees, tenants, custbmers, guests, licensees and invitees, and (b) maintained„ repaired and replaced; <br /> when and as reasonably necessary, by such Owner as provided in Section 5.03 . Sul ect to the provisions <br /> of Section 7.08 and any other pertinent provisions of this Declaration and the Rules and Regulations, any - <br /> part of the Common Elements designated as parking area which is not allocated as Limited Common <br /> Elements pursuant to Section 5.03 shall be (i) available for the use of the Owners of all Units and their ' <br /> respective employees, tcnants, customers, guests, licensees and invitees, and (H) maintained, repaired and <br /> replaced, when and as reasonably necessary, by the Association. <br /> Section 7.08 Vehicles . No trailer, camper, boat, mobile home, van or other motor vehicle <br /> other than conventional passenger automobiles, pickup trucks, motorcycles and motor • scooters shall be <br /> permitted to use any part of the Common Elements expressly designated as a parking area on the Plat and <br /> -Plans. The provisions of this Section shall not, however, . lie construed or interpreted to prohibit the <br /> -40- <br />
