The Declarant reserves for itself and its successors and <br /> assigns such non-exclusive easements over, across and through the Common Elements as may be <br /> reasonably necessary for the purpose of discharging Declarant' s obligations or exercising any Special <br /> Declarant Rights whether arising under the Act or reserved in this Declaration. <br /> Section 6.05 Easements Appurtenant to Units. Each of the easements described in Sections <br /> 6.01 and 6.02 above shall be appurtenant to and run with title to each of the Units and shall inure to the <br /> benefit of each of the Units and the respective Ownersthereof. <br /> ARTICLE VII <br /> RESTRICTIVE COVENANTS <br /> Section 7.01 Permitted Uses. <br /> (a) Unit 100 . Subject to the provisions of this Section, Unit 100 shall be owned, <br /> occupied and used for general office, restaurant and/or retail purposes only. Unit 100 shall not be used <br /> for or as a temporary or permanent residence of for any purpose or in any manner which violates the <br /> provisions of this Declaration, the Rules and Regulations or any local, state or federal ordinance, <br /> regulation, code, statute or law. The Owner of Unit 100 may delegate to its tenant(s), in accordance with <br /> this Declaration and the Bylaws, such Owner's rights of possession, use and enjoyment of Unit 100 and <br /> the Common Elements appurtenant thereto for any purpose not inconsistent with this paragraph or any <br /> other provision of this Declaration. <br /> (b) Unit 200. Subject to the provisions of this Section, Unit 200 shall be owned, <br /> occupied and used for general office. purposes (which may include the providing or performing of <br /> governmental services to the extent authorized to be provided or performed by North Carolina local <br /> governments) only. Unit 200 shall not be used for or as a temporary or permanent residence or for any <br /> purpose or in any manner which violates the provisions of this Declaration, the Rules and Regulations or <br /> any local, . state or federal ordinance, regulation, code, statute or law.
