Association may, in its sole discretion and upon not less than thirty (30) days prior written notice to the <br /> Owner of Unit 300, undertake to perform or have performed such maintenance, service, repair and%or <br /> replacement of the Class III Limited Common E.lemexits, or any part' thereof, as may be reasonable and <br /> necessary, and charge or assess the cost of such maintenance, service, repair and/or replacement to Unit <br /> 300 as a Special Assessment. <br /> (d) The following Common Elements (regardless of whether such Common <br /> Elements are located within or outside the Building) are designated as Class IV Limited Common <br /> Elements and are allocated to Unit 200 and . Unit 300 for the sole and exclusive use and benefit of Unit <br /> 200 and Unit 300 and the respective Owners thereof <br /> (i) each exterior door, window and entranceway serving Unit 200 and Unit <br /> 300 only; <br /> (n) each heat pump and/or other HVAC system (along with the ductwork, <br /> wires and conduit associated therewith) serving Unit 200 and Unit 300 only, all pipes, <br /> lines, cables and other installations for electrical, telephone, cable, gas, water and sewer <br /> serving Unit 200 and Unit 300 only, and any other fixture or apparatus serving Unit 200 <br /> and Unit 300 only regardless of whether located within or outside the boundaries of either <br /> Unit 200 or Unit 300; and <br /> the elevator -system including, without limitation, the elevator shaft, <br /> mechanism and apparatus; <br /> (iv) each stair system including, without limitation, stairwell, stairs, landing <br /> and stairwell doors (including any interior, exterior and fire doors); <br /> (v) any Common Elements designated as Class IV Limited Common <br /> Elements on the Plat and Plans; and <br /> (vi) any Common Elements properly allocated as Class IV Limited Common <br /> Elements by operation of the - Act.
