p i <br /> ited Common Elements when and as reasonably necessary, the <br /> repair and/or replace any Class II Lim <br /> Association may, in its sole discretion and upon not less than thirty (30) days prior written notice to the <br /> Owner of Unit 200, undertake to perform or have performed such maintenance, service, repair and/or <br /> replacement of the Class II Limited Common Elements, or any part thereof as may be reasonable and <br /> necessary, and charge or assess the cost of such maintenance; service, repair and/or replacement to Unit <br /> 200 as a Special Assessment. <br /> (c) The following Common Elements (regardless of whether such Common <br /> Elements are located within or outside the Building) are designated as Class III Limited Common <br /> Elements and are allocated to Unit 300 for the sole and exclusive use and benefit of Unit 300 and the <br /> Owner thereof. <br /> (i) each exterior door, window, entranceway, deck and balcony servmg .
