p i ited Common Elements when and as reasonably necessary, the repair and/or replace any Class II Lim Association may, in its sole discretion and upon not less than thirty (30) days prior written notice to the Owner of Unit 200, undertake to perform or have performed such maintenance, service, repair and/or replacement of the Class II Limited Common Elements, or any part thereof as may be reasonable and necessary, and charge or assess the cost of such maintenance; service, repair and/or replacement to Unit 200 as a Special Assessment. (c) The following Common Elements (regardless of whether such Common Elements are located within or outside the Building) are designated as Class III Limited Common Elements and are allocated to Unit 300 for the sole and exclusive use and benefit of Unit 300 and the Owner thereof.
