f Expenses); provided, however, that in the event the Owner of Unit 100 shall fail to maintain, service, repair and/or replace any Class I Limited Common Elements when and as reasonably necessary, the Association may, in its sole discretion and upon- not less than thirty (30) days prior written notice to the Owner of Unit 100, undertake to perform or have performed such maintenance, service, repair and/or replacement of the Class I Limited Common Elements, or any part thereof, as may be reasonable and necessary, and charge or assess the cost of such maintenance, service, repair and/or replacement to Unit 100 as a Special Assessment. (b) The following Common Elements (regardless of whether such Common Elements are located within or outside the Building) are designated as Class If Limited Common Elements and are allocated to Unit 200 for the sole and exclusive use and benefit of Unit 200 and the Owner thereof (i) each exterior door, window, entranceway, deck and balcony serving Unit 200 only; (ii) each heat pump and/or other HVAC system (along with the ductwork, wires and conduit associated therewith) serving Unit 200 only, all pipes, lines, cables and other installations for electrical, telephone, cable, gas, water and sewer serving Unit 200 only, and any other fixture or apparatus serving Unit 200 only and located outside the boundaries •of Unit 200; and (iu) any Common Elements designated as Class II Limited Common Elements on the Plat and Plans; and (iv) any Common Elements properly allocated as Class H Limited Common Elements by operation of the Act. The Class II Limited Common Elements shall be maintained, serviced, repaired and replaced, when and as reasonably necessary, by the Owner of Unit 200 at the sole cost and expense of the Owner of Unit 200 (which costs and expenses shall not be included as a component of Common Expenses); provided, however, that in the event the Owner of Unit 200 shall fail to maintain, service, -32-
