f <br /> Expenses); provided, however, that in the event the Owner of Unit 100 shall fail to maintain, service, <br /> repair and/or replace any Class I Limited Common Elements when and as reasonably necessary, the <br /> Association may, in its sole discretion and upon- not less than thirty (30) days prior written notice to the <br /> Owner of Unit 100, undertake to perform or have performed such maintenance, service, repair and/or <br /> replacement of the Class I Limited Common Elements, or any part thereof, as may be reasonable and <br /> necessary, and charge or assess the cost of such maintenance, service, repair and/or replacement to Unit <br /> 100 as a Special Assessment. <br /> (b) The following Common Elements (regardless of whether such Common <br /> Elements are located within or outside the Building) are designated as Class If Limited Common <br /> Elements and are allocated to Unit 200 for the sole and exclusive use and benefit of Unit 200 and the <br /> Owner thereof <br /> (i) each exterior door, window, entranceway, deck and balcony serving Unit <br /> 200 only; <br /> (ii) each heat pump and/or other HVAC system (along with the ductwork, <br /> wires and conduit associated therewith) serving Unit 200 only, all pipes, lines, cables and <br /> other installations for electrical, telephone, cable, gas, water and sewer serving Unit 200 <br /> only, and any other fixture or apparatus serving Unit 200 only and located outside the <br /> boundaries •of Unit 200; and <br /> (iu) any Common Elements designated as Class II Limited Common <br /> Elements on the Plat and Plans; and <br /> (iv) any Common Elements properly allocated as Class H Limited Common <br /> Elements by operation of the Act. <br /> The Class II Limited Common Elements shall be maintained, serviced, repaired and <br /> replaced, when and as reasonably necessary, by the Owner of Unit 200 at the sole cost and expense of the <br /> Owner of Unit 200 (which costs and expenses shall not be included as a component of Common <br /> Expenses); provided, however, that in the event the Owner of Unit 200 shall fail to maintain, service, <br /> -32- <br />
