each Unit shall be reallocated to reflect such changes. Each Unit' s undivided interest in the Common <br /> Elements. and allocated share of Common Expenses liability- shall be determined by dividing the total <br /> number of heated square feet in such Unit by the total number of heated square feet in all Units. <br /> Section 5.03 Limited Common Elements. <br /> (a) The following Common Elements (regardless of whether such Common <br /> Elements are located within or outside the Building) are designated as Class I Limited Common Elements <br /> and are allocated to Unit 100 for the sole and exclusive use and benefit of Unit 100 and the Owner <br /> thereof: <br /> (i) each exterior door, window entranceway, doorstep,- stoop, deck, porch, <br /> balcony and patio serving Unit. 100 only; <br /> (ii) each heat pump and/or other HVAC system (along with the ductwork, <br /> wires and conduit associated therewith) serving Unit 100 only, all pipes, lines, cables and . <br /> other installations for electrical, telephone, cable, gas, water -and sewer serving Unit 100 <br /> only, and any other fixture or apparatus serving Unit 100 only and located outside the <br /> boundaries of Unit 100; and <br /> (iii) any Common Elements designated as Class I Limited Common Elements <br /> onothe Plat and Plans, including, without limitation, (A) the entire parking area located on <br /> the south side of N&K Street, (B) the sidewalk adjoining and running along with the <br /> south side of the Building- and (C) the grounds lying between the sidewalk adjoining and <br /> running along with the south side of the Building and the sidewalk running parallel to the <br /> north boundary of N&K Street, all as shown on the Plat and Plans; and <br /> (iv) any Common Elements properly allocated as Class I Limited Common <br /> Elements by operation of the Act. <br /> The Class I Limited Common Elements shall be maintained, serviced, repaired and <br /> replaced, when and as reasonably necessary, by the Owner of Unit . 100 at the sole cost and expense of the <br /> Owner of Unit 100 (which costs and expenses shall not be included as a component of Common <br /> • -31 - - <br />
