(c) the Owner of Unit 300 shall be entitled to and shall have: <br /> (i) the exclusive ownership, use and possession of Unit 300, <br /> (H) the exclusive use of any Class III Limited Common Elements, <br /> (iii) the exclusive use, together with the Owner of Unit 200, of any Class IV <br /> Limited Common Elements allocated to Unit 200 and Unit 300, and <br /> (iv) the exclusive use of any Class V • Limited Common Elements allocated to <br /> Unit 300, together with the Owner of any other Unit to , which such Class V Limited <br /> Common Elements are allocated, and <br /> (v) the I <br /> non-exclusive use, together with. the Owner of each other Unit, of all <br /> Common Elements not designated as Limited Common Elements. <br /> ARTICLE V <br /> THE COMMON ELEMENTS <br /> Section 5.01 Declaration of Common Elements. The Common Elements shall consist of the <br /> following. <br /> (a) All parts of the Building, with the exception of the individual Units, and shall <br /> include, without limitation, <br /> (i) the foundation, footings and all columns, girders, beams, supports, <br /> support columns and other structural members of the Building; <br /> (ii) all exterior walls of the Building and all interior load bearing walls; <br /> (iii) ' the roof, porches, patios, balconies, decks, . stoops,, outside steps, <br /> stairwells, elevators (including elevator, shafts, shaft walls, elevators and elevator <br /> equipment) and entrances to and exits from the Building, <br /> (iv) all central and appurtenant installations for services such as power, light, <br /> telephone, cable, gas, hot and cold water, sewage, heat, ventilation and air conditioning <br /> and all other mechanical equipment pertaining thereto, <br /> (v) all gas, water, sewer and other utility pipes, <br /> -29- <br />
