ARTICLE III <br /> PROPERTY INCLUDED IN THE CONDOAMM M <br /> The Condominium shall consist of all of the Property, including the Building, the Improvements, <br /> the Units and the Common Elements, and any and all easements and other rights appurtenant thereto. <br /> ARTICLE IV <br /> THE BUILDING AND THE UNITS <br /> Section 4.01 Location and Particulars of the Building. The Building shall be a three* (3) floor <br /> steel frame, masonry and brick veneer construction commercial building. The location and particulars of <br /> the. Building, including the layout and elevations of the Building, the identifying number, boundaries and <br /> dimensions of each Unit and the location of the Common Elements and Limited Common Elements <br /> within the Building, shall be as set forth below and as shown on the Plat and Plans. <br /> 40 <br /> Section 4.02 Location. Maximum Number and Identifying Numbers of Units . The <br /> Condominium shall contain at total of three (3) Units, including one ( 1 ) Unit on the first (ground) floor of <br /> the Building, one ( 1 ) Unit on the second floor of the Building and one ( 1 ) Unit on the thii d floor of the " <br /> Building. The Unit located on the first floor (ground) of the Building, shall be identified as Unit 100. <br /> The Unit located on the second floor of the Building shall be identified as Unit 200. . The Unit located on <br /> the third floor of the Building shall be identified as Unit 300. Declarant reserves the right to .combine, <br /> recombine, subdivide and/or reconfigure any Unit, or any Unit and adjoining Common Elements, prior to <br /> the conveyance of such Unit to any person other than the Declarant. <br /> The location and particulars of each Unit; including its dimensions, approximate area, allocated <br /> Limited Common Elements and other data concerning its proper identification, shall be as set forth below <br /> and as shown on the Plat and Plans. <br /> EachUnit shall be bounded, as to horizontal and vertical boundaries, by the interior surface of its <br /> perimeter walls, ceilings and floors as provided in N.C� G. S . §47C-2- 102 and as shown on the Plat and <br /> Plans; subject, however, to such encroachments as • are contained in the Building, whether the same now <br /> -27- <br />
