This phase will contain 21 acres <br />of the 55 acres, which represents 38% of the total project open space. As future phases are <br />proposed the open space component will decrease as a percentage. (Refer to map on pages <br />12 and 13.) <br />• Minimum lot size is 40,000 sq. ft. <br />• Average lot size - 41,120 sq. ft. (95,083 sq. ft. gross lot size) <br />• Cluster Minimum to actual lot ratio (CMTAR) is 1.02. <br />• Gross Area lot ratio (GALR) is 2.12. <br />Location <br />South side of High Rock•Road in Cheeks Township between Ira Road and Mill Creek Road. <br />Existing and Proposed Conditions <br />Existing: <br />• Current zoning is Rural Residential. (R1) (min. lot size = 40,000 sq. ft.) <br />• Located in Back Creek Protected Watershed. (Maximum Impervious Surface = 12%) <br />Physical Features: <br />• There is one designated stream on the property. <br />• The site is entirely wooded with mixed hardwoods and pines. <br />Adjacent Land Use: <br />• Properties to the west, east and south are medium to large acreage single family residential <br />lots. <br />• Aberdeen Downs and Wagon Farm Trails are one acre lot subdivisions to the north across <br />High Rock Road. <br />
