38
AREA 3c
A. GENERAL DESCRIPTION
Area 3c is located in Hillsborough Township on the north side of Old NC 10,
approximately 600 feet east of NC 8fi. It contains 12.95 acres and is composed of
one parcel identified as Hillsborough Township, Tax Map 45, Lot 33.
Area 3c is roughly rectangular in shape, though narrower at the north end. It is
bounded to the north by I-85, to the south by Old NC 10, to the west by Area 3a, and to
the east by a mobile home park. Existing uses on the. property consist of a storage
building and a cellular tower installation.
The area is currently classified as Ten-Year Transition. This amendment would place
the area in Economic Development Activity Node. Ten-Year Transition will be
retained since being in a transition area is a requirement for designation of an
Economic Development Activity Node. The requested category is described in the
Land Use Element as follows:
Economic Development Activity Node: land in Transition areas of the County which
has been specifically targeted for economic development activity consisting of light
industrial, distribution, afFrce, service/retail uses, and flex space (typically one-story
buildings designed, constructed, and marketed as suitable for use as offices but able to
accommodate other uses; e.g., warehouse, showroom, manufacturing assembly or
similar operations). Such areas are located adjacent to interstate and major arterial
highways, and subject to special design criteria and performance standards.
The proposed designation of Economic Development Activity Node would allow
rezoning of the property to the Economic Development District category.
B. APPLICATION RE UIREMENTS
- See discussion under Area 3a -
C. COMPARISON OF PROPOSED AMENDMENT WITH LOCATIONAL CRITERIA
In analyzing an amendment to the Land Use Element of the Comprehensive Plan,
the requested land use category is to be evaluated for compatibility with all
applicable Locational Criteria from Section 3.4 of the Land Use Element.
In the following table, COMPLIES means that the area being evaluated is
compatible with the Iocational criteria. DOES NOT COMPLY means that the area is
not compatible with the Iocational criteria. QUESTIONABLE means that
compatibility cannot be assessed completely from information currently available.
h:\complan\eddplanamendmantCP-2-01.doc\2-1-01 \gb 11
