35~ <br />AREA 3b <br />A, GENERAL DESCRIPTION <br />Area 3b is located in Hillsborough Township in the northeast quadrant of the I-85/NC <br />86 interchange. It contains 5.34 acres and is composed of two parcels identified as <br />Hillsborough Township, Tax Map 40, Block A, Lots 9B and 9C. <br />Area 3b is trapezoidal in shape. It is bounded to the south by I-85 and surrounded on <br />the remaining sides by Town of Hillsborough jurisdiction. To the west lies the <br />Cornerstone development, to the north is the old Hines Liner Company Property, and <br />to the east is the Meadowlands. Both lots contain existing uses. Lot 9B, the largest at <br />4.66 acres is the site of Merritt Marine. Lot 9C is 0.76 acres and the site of the Esquire <br />Health Club. <br />The area is currently classified as Commercial-Industrial Activity Node and Ten- <br />Year Transition. This amendment would place the area in Economic Development <br />Activity Node. Ten-Year Transition will be retained since being in a transition area is <br />a requirement for designation of an Economic Development Activity Node. The <br />requested category is described in the Land Use Element as follows: <br />Economic Development ActivitX Node: Land in Transition areas of the County which <br />has been specifically targeted for economic development activity consisting of light <br />industrial, distribution, office, service/retail uses, and flex space (typically one-story <br />buildings designed, constructed, and marketed as suitable for use as offices but able to <br />accommodate other uses; e.g., warehouse, showroom, manufacturing assembly or <br />similar operations). Such areas are located adjacent to interstate and major arterial <br />highways, and subject to special design criteria and performance standards. <br />The proposed designation of Economic Development Activity Node would allow <br />rezoning of the property to the Economic Development District category. <br />B. APPLICATION REQUIREMENTS <br />- See discussion under Area 3a - <br />C.
