Page 2 of 4 <br />Orange County has noted that these 29 staff members will be relocated to these two buildings <br />immediately and that any construction work will take place in an occupied setting. Orange <br />County will select a Contractor through their informal bidding process. <br /> <br />Architectural design scope includes: <br />x Overall leader of the project <br />x Confirmation of programmatic requirements <br />x Conduct meetings with Orange and user groups during design (up to two (2) meetings <br />included) <br />x Design of the interior renovation <br />x Provide code summary and compliance <br />x Coordinate all disciplines of design <br />x Secure approvals from the Authority Having Jurisdiction <br />x Provide opinion of probable cost <br />x Limited Construction Administration (noted below) <br /> <br />Mechanical, electrical, plumbing, and fire protection design scope includes: <br />x Plumbing <br />o Plumbing design includes demolition of existing plumbing fixtures and lines in <br />existing exam rooms which will be converted to offices. <br />x Mechanical <br />o Mechanical design includes any above ceiling work to support new space layout. <br />Assumed to be diffuser relocation or adds, depending on layout. No new <br />capacity assumed. <br />x Electrical <br />o Electrical design includes adding or relocating light fixtures and power/data as <br />required to support new space layouts <br />x Fire protection <br />o Fire protection design will be limited to detailing the existing sprinkler heads, <br />heads to be removed, and location of new heads. Hydraulic calculations are not <br />included. These will be the responsibility of the sprinkler contractor. <br />x Fire alarm <br />o Fire alarm design as required by code. Final preparation of shop drawings will be <br />the responsibility of the fire alarm contractor. <br /> <br /> <br />We have excluded structural engineering services at this time. If structural engineering services <br />are required, we can provide services through our subconsultant at an hourly rate. <br /> <br /> <br />Assump tions <br /> <br />1. Orange County to provide electronic copies of any as-built drawings for both facilities. <br />2. It is assumed that both properties are fully accessible and will not require accessibility <br />design for ADA compliance beyond the extents of the work areas identified. <br />3. No new toilets or restroom facilities will be required in either upfit. <br />4. For planning purposes, the test fits will depict works spaces with standard furniture sizes <br />and modules. It is assumed that the County will pursue furniture design and purchase <br />with a preferred vendor under a separate agreement. <br />5.
