EXHIBIT B <br /> ADDITIONAL LEASE TERMS FOR 405 MEADONLANDS DRIVE <br /> OFFICE BUILDING---6,500 SF <br /> ---Tenant to pay all interior maintenance such as lighting (including bulb <br /> replacement), electrical and plumbing including water heaters <br /> ---Tenant to maintain the grounds---grass and bushes, however <br /> Landlord to trim bushes prior to or shortly after occupancy <br /> ---Landlord to maintain the roof, gutters, and parking lot including <br /> keeping the gutters cleaned out <br /> ---Landlord responsible for all structural repairs including keeping <br /> windows properly sealed. Prior to occupancy Landlord will have <br /> windows pressure washed and will seal windows if any leaks present. <br /> After that initial check for leaks, Landlord will seal windows as needed <br /> upon notification by Tenant of evidence of leaking. [ <br /> ---Tenant to do their own up fit including removal of cabinets and sinks <br /> in former exam rooms.
