EXHIBIT B <br /> ADDITIONAL LEASE TERMS FOR 405 MEADONLANDS DRIVE <br /> OFFICE BUILDING---6,500 SF <br /> ---Tenant to pay all interior maintenance such as lighting (including bulb <br /> replacement), electrical and plumbing including water heaters <br /> ---Tenant to maintain the grounds---grass and bushes, however <br /> Landlord to trim bushes prior to or shortly after occupancy <br /> ---Landlord to maintain the roof, gutters, and parking lot including <br /> keeping the gutters cleaned out <br /> ---Landlord responsible for all structural repairs including keeping <br /> windows properly sealed. Prior to occupancy Landlord will have <br /> windows pressure washed and will seal windows if any leaks present. <br /> After that initial check for leaks, Landlord will seal windows as needed <br /> upon notification by Tenant of evidence of leaking. [ <br /> ---Tenant to do their own up fit including removal of cabinets and sinks <br /> in former exam rooms. All cabinets that are removed shall be delivered <br /> to Landlord for storage. <br /> ---Tenant to cap all plumbing in the wall when removing sinks <br /> ---Landlord to approve in writing all up fit plans prior to construction <br /> ANY TERM IN THIS LEASE REQUIRING IDEMNIFICATION BY TENANT OF <br /> LANDLORD IS SUBJECT TO AND LIMITED IN ACCORDANCE WITH NORTH <br /> CAROLINA LAW. <br /> /E <br /> Tenant's Initials Landlord's Initials <br />
