2 <br />Planning staff reviewed your application package in accordance with Section 2.7 of the Unified <br />Development Ordinance (UDO), presenting it to the Development Advisory Committee (DAC) <br />on August 15, 2019. The DAC offers the following comments: <br />Comments to Address Prior to Board of Adjustment Hearing: <br />1. Separate the existing conditions and site plan on two different sheets. <br />2. Show that the drive aisle has a two-way travelway and include sight distance triangles <br />for the access points on Erwin Road and Kerley Road. <br />3. Show existing sign locations. <br />4. Show dumpster locations and screening. <br />5. Add the following information from your narrative to the Project Data Summary chart <br />on the site plan: <br />a. Number of club members <br />b. Hours of operation <br />c. Finished Floor Elevations (FFEs) and building heights <br />d. Proposed setbacks <br />e. Impervious surface ratio (existing and proposed) <br />f. Floor Area Ratio (FAR) <br />g. Utility Providers (i.e.,Durham water and sewer) <br />h. Number of proposed parking spaces (even though the number is 0) <br />2. The scale on the site plan says 1” = 30’. However, the site plan measures out to 1” = <br />60’. <br />3. The site plan shows a 50’ stream buffer to the south, but this stream is not shown on <br />USGS quadrangle maps or in the Orange County Soil Survey. As such, you do not <br />need to show the stream or 50’ buffer on the Orange County portion of the site plan. <br />Our maps do show a jurisdictional stream on the western edge of the lot, which <br />requires a 65’ stream buffer measured from the top of bank on either side. If based on <br />your field work you think the stream maps are incorrect, please contact Steve <br />Kaltenbach, Erosion Control Officer II, to arrange for a Surface Water Identification <br />Test (919-245-2588). <br />4. Complete the enclosed Environmental Assessment (EA) form per Sections 2.7.3(B)(8) <br />and 6.16.3. <br />5. Submit a landscape plan in accordance with Section 6.8. Include a description of the <br />tree stands, including type (e.g., hardwood or evergreen, canopy or understory), <br />average height, and average diameter at breast height (DBH). Submitting a landscape <br />plan for the BOA will show compliance with Sections 2.7.3(B)(3) and 5.7.2(A)(6), <br />which will bolster your case. <br />85
