b) Lot size shall be adequate for the method of sewage disposal proposed, <br />and for the proposed recreational uses. <br />STAFF COMMENT: As previously indicated, sewage disposal is <br />already provided via public sewer maintained by the City of Durham. <br />No documentation has been provided indicating the ‘method’ is <br />inadequate. <br />c) The site plan should show the boundaries of the site, the distances to <br />the nearest residential structures, proposed or existing access points, <br />parking and service areas, location of outdoor recreational facilities, and <br />location of existing or proposed buildings. <br />STAFF COMMENT: The site plan contains the required information. <br />d) The landscape plan shall be at the same scale as the site plan and <br />should show how the facilities will be screened from the adjacent <br />properties, in addition to proposed or existing trees, shrubs and ground <br />cover. <br /> STAFF COMMENT: The site plan contains the required information. <br />A condition of approval is that existing foliage shall be preserved to <br />ensure compliance with this standard. <br />e) Elevations of all structures and buildings. The structure shall be of such <br />a nature as to preserve the residential character of the area. <br /> STAFF COMMENT: The site plan contains the required information. <br />The proposed additions appear to be consistent with existing <br />development and are not anticipated to detract from the residential <br />character of the area. <br />f) There are no adverse impacts on the adjacent roads or residential <br />property. <br />STAFF COMMENT: Based on the application submittal (Attachment <br />2) and staff comments (Attachment 4) the proposed expansion will <br />not have an adverse impact on adjacent roads. <br />Staff has received a memorandum from NC Department of <br />Transportation (Attachment 4) indicating no roadway improvements <br />are required to accommodate the proposed expansion. The <br />expansion shall not require the clearing of any existing vegetation <br />thereby preserving the existing landscape buffer. <br />As part of the submittal, the applicant has also voluntarily offered the imposition of the <br />following conditions on the SUP: <br />1.
