Location: 5100 Erwin Road at the intersection of Erwin Road (SR 1737) and <br />Kerley Road (SR 1717). The property is split across the Orange and <br />Durham County line, with 9.29 acres in Orange County and 5.51 acres <br />in Durham County. <br /> Please refer to the site assessment map in Attachment 1. <br />Parcel Information: a. PIN: 0801-13-2925 <br />b. Size of Parcel: 9.29 acres in Orange County and 5.51 acres in <br />Durham County (per Orange County GIS) <br />c. Zoning of Parcel (Orange County): Rural Buffer (RB). The <br />property is not located within a Watershed Protection Overlay <br />District. <br />d. Township: Chapel Hill <br />e. Future Land Use Map Designation: Rural Buffer <br />f. Growth Management System Designation: Rural Designated; <br />Rural Buffer <br />g. Existing Conditions/Physical Features: Approximately 9.29 acres <br />of the club campus lie within the Orange County planning jurisdiction. <br />This property encompasses the following amenities: <br />x The existing 5,700 square foot clubhouse; <br />x A shaded wading pool; and <br />x 21 tennis courts (17 of which are lighted). <br />The acreage on the Durham side includes: <br />x One tennis court (lighted); <br />x A family pool with a diving board and water slide; <br />x A 25-meter, eight-lane, heated fitness/lap pool; <br />x A 532 square foot bathhouse; and <br />x Several small maintenance and storage buildings. <br />The site is heavily wooded, with mature pines and hardwoods along <br />Erwin and Kerley Roads where the property has frontage and <br />throughout the site. <br />The topographic high point of the site is its northeast corner, which is <br />at an elevation of 325 feet above sea level. Grade falls away to the <br />west and south, with the low point being an intermittent stream that <br />crosses the western property line at an elevation of approximately <br />293 feet. The stream is a tributary of New Hope Creek, which is part <br />of the Jordan Lake watershed and the Cape Fear River Basin. The <br />club property is not within a Special Flood Hazard Area (SFHA). <br />h. Roads: The campus has approximately 516 feet of frontage on <br />Erwin Road and 287 feet on Kerley Road. All road frontages are <br />within Durham County. There is a single 2-way access drive to each <br />street. Public sidewalks are present along the length of both <br />frontages. <br />16
