3 <br />• The applicant has offered 4.4G acres (794,143 square feet) of land along the <br />northern side of McGowan Creek. The location and amount of the proposed <br />dedication is consistent with the County's objectives to preserve natural areas and <br />provide public recreation space. <br />Private Recreation Space <br />• All subdivisions must provide a minimum of 0.028 square feet of recreation space per <br />every square foot of land area dedicated for residential use (Articles 5.1.1 8~ 6.12 of the <br />Orange County Zoning Ordinance, outline Land Use Intensity (LUI) requirements) <br />• 0.028 * 46 = 1.29 acres (56,192 square feet), (46.03 =Total area (50.92) -- rights-of- <br />way (4.89)) <br />• In those cases where the LUI calculation results in a larger amount than the public <br />recreation space requirement of 1/20 acre per lot, the difference shall be established <br />as private recreation space for the use of the residents of the development <br />• No private recreation space is required (LUI calculation (1.29) is less than the public <br />recreation space requirement (2.9)) <br />Water-Sewer: <br />• All lots to be served with Orange-Alamance water and Orange County sewer <br />• Final number of proposed lots does not exceed the number approved with the concept <br />plan <br />Agency Comments <br />• Requests for agency review were sent to: NCDOT, Recreation and Parks, Orange County <br />Schools, Soil and Water Conservation, Erosion Control, the County Attorney, and the Fire <br />Marshal. <br />Comments are attached. <br />Development Process. Schedule. and Action <br />• First Action: Planning Board to consider Concept Plan <br />The Planning Board approved the flexible development concept plan for Ashwick <br />on September 6, 2QOQ with the following conditions: <br />1. The size and boundary locations for both parent tracts shall be verified with Orange <br />County Land Records and any discrepancies resolved prior to filing for preliminary plat <br />approval. <br />2. A left turn lane, built to NCDOT standards, shall be required on US 70 to access the <br />subdivision. <br />3. All roads shall be public and proposed to be built to NCDOT standards with additional five <br />(5) foot utility easements on each side. The right-of--way at street intersections shall be <br />improved to NCDOT standards. Sight distance triangles (10' x 70') shall be delineated on <br />the plat for each street at intersections, as appropriate. <br />4. The Benwich Lane right-of--way shall extend to the northwestem, external property line of <br />the subdivision in the proximity of lots 31, 35, and 34. A conveyance of a 50-foot right-of- <br />way with 20-foot construction easements on each side of this northwestem most portion <br />of Benwich Lane is acceptable in-lieu-of construction. <br />5. Driveway access points shall be a minimum of 50 feet from the intersection of street <br />rights-of--way. <br />6 All corner lots shall be designed to access from the street with lower traffic volume: i.e. lot <br />6 to Farnswick Place, lots 7 and 21 to Glenwick Lane, lot 31 to Straywick Court, lot 43 to <br />Benwich Lane, and lots 48 and 58 to Chadwick Lane. <br />
