x Split zoned (i.e. residential and non-residential zoning designations); <br />x Zoned non-residential where there was no corresponding non-residential land use; or <br />x Contained zoning boundaries did not allow for the logical use of property. Seventeen of <br />these properties were subsequently rezoned to address these conflicts. <br />This property was identified, but not acted upon at the request of the owner to allow for <br />additional review of potential impacts. The owner has since submitted the required zoning atlas <br />amendment application seeking to proceed with a rezoning of the entire 16.45 acre property to <br />General Commercial (GC4). The <br />FLUM can be accessed utilizing the following link: <br />http://www.orangecountync.gov/DocumentCenter/View/4054/Future-Land-Use-Map-PDF. <br />x Comprehensive Plan: Per Appendix F Relationships Between Land Use Categories and <br />Zoning Districts Matrix of the adopted Orange County Comprehensive Plan, GC-4 is an <br />allowable general use zoning category for property located within the CITAN. For more <br />information on the definition of CITAN, and to review the allowed general use zoning <br />designations permitted within same, the Comprehensive Plan can be accessed utilizing <br />the following link: http://www.orangecountync.gov/1242/2030-Comprehensive-Plan. <br />x Growth Management System Map Designation: Urban Designated. <br />STAFF COMMENT: The growth management system map is a tool utilized by <br />staff to identify permit review thresholds for residential (i.e. subdivision) projects. <br /> 8
