Approve the Preliminary Plat and Resolution of Approval contained in Attachment <br /> 7. <br /> Commissioner Greene asked if there is any plan for repurposing the existing house. <br /> Patrick Mallett deferred to the applicant. <br /> Tim Smith, Summit Design, made a PowerPoint presentation, which included plat <br /> designs and photos. He also gave an overview of the area. <br /> Tim Smith said they have increased the building setback dimension to 120 feet <br /> along Highway 70. <br /> Tim Smith said they are preserving the 75-foot buffer and existing vegetation along <br /> Highway 70, as well as adding additional plantings to meet the requirements for the Type B <br /> buffer. <br /> Chair Rich asked if the house will be salvaged. <br /> Tim Smith said the house is considerably old, and there is no plan to move it, but it <br /> may be possible to recycle the materials. <br /> Commissioner Dorosin referred to the open spaces, and the path to them on the <br /> perimeter of the land, and asked if it is possible to access the path without walking across <br /> others' properties. <br /> Tim Smith said they will provide access through easements for each lot to access <br /> the open space. He said the intent is for all to have access to all open spaces, and this will <br /> be on the final plan. <br /> Commissioner Marcoplos said there are HOA regulations, and lot maintenance <br /> provisions. He asked if gardens will be allowed under the lot maintenance provisions. <br /> Tim Smith said these are draft items, and he thinks garden will be allowed. <br /> Commissioner Marcoplos said he would also like to include that future HOAs cannot <br /> remove gardens. <br /> Tim Smith said he would refer that to the developer, but he sees no reason why <br /> these conditions would not be accepted. <br />
