7 <br /> Application Item 4 Doby Rezoning Request - Narrative <br /> A) <br /> The proposed request creates a single zoning district for the parcel. The parcel is <br /> currently split zoned residential and neighborhood commercial. The proposed rezoning <br /> to G-4 provides a uniform zoning classification consistent with the property boundaries <br /> which promotes use for the property consistent with the Orange County long-range <br /> plans. <br /> B) <br /> No zoning conditions or development conditions are proposed with this request for <br /> zoning amendment. The proposed zoning is G - 4 with uses and conditions associated <br /> with that zoning district per the table of permitted used as listed in the Orange County <br /> Development Ordinance. The proposed zoning creates a transition from residential to <br /> industrial districts and creates the desired harmony in zoning transitions according to <br /> the Orange County long-range plans. <br /> C) <br /> The proposed zoning amendment is consistent with the Orange County Comprehensive <br /> Plan, other zoning designations in the area of the subject property, and desired <br /> economic Development elements of the Orange County 2030 plan. <br />
