FIRST ACTION — Submission of a Concept Plan application containing a proposed <br /> 34 layout for the project based on the "Flexible Development" option as outlined in Section <br /> 35 7.12 of the LIDO. <br /> 36 STAFF COMMENT. As previously indicated the original application for the project, as <br /> 37 a 27 lot major subdivision, was submitted on January 7, 2019 as part of a Class A <br /> 38 Special Use Permit application. After the holding of a neighborhood information <br /> 39 meeting (NIM) a revised Concept Plan was submitted on or about March 25, 2019 <br /> 40 reducing the number of proposed lots to 20 (a 26% reduction in the number of <br /> 41 proposed lots). <br /> 42 5. SECOND ACTION — Planning staff schedules a Neighborhood Information Meeting <br /> 43 (NIM) to invite property owners within 1,000 feet of the subject property to review the <br /> 44 proposal. <br /> 45 STAFF COMMENT: Staff held the required meeting on February 13, 2019 to review <br /> 46 the originally proposed 27 lot layout consistent with the requirements of Section 2.7 <br /> 47 of the UDO. As a result of comments from the public at this meeting, as well as <br /> 48 concerns over finding sufficient soils to support 27 individual septic systems, the <br /> 49 applicant reduced the number of proposed lots. The submittal of a revised Concept <br /> 50 Plan (i.e. 20 proposed lots) did not require the scheduling/holding of a new NIM <br /> 51 under the provisions of the UDO. <br />
