<br />~r <br />ARTIGLE 7.18 - PD-MU: PLANNED DEVELOPM@NT-MIXED USE DISTRIGTS continued <br />("Yes" indicates compliance; "Na" indicates non-compliance) <br />PLANNING STAFF <br />FINDINGS <br />Ordinance Re uirements <br />It is the intent of these <br />regulations to provide for <br />development of such districts <br />at locations appropriate in <br />terms of the Land Use Plan and <br />the Orange County <br />Thoroughfare Plan, and in close <br />proximity to mass transit <br />facilities, in accord with <br />standards set forth herein. <br />It is further intended that PD- <br />MU development shall be in <br />complexes within which <br />mutually-supporting residential,. <br />commercial and office uses are <br />scaled, balanced and located to <br />reduce general traffic <br />congestion by providing <br />housing close to principal <br />destinations, and convenient <br />pedestrian circulation systems <br />and mass transit devices to <br />further reduce need for private <br />automobiles. <br />Within such districts, it is <br />intended that uses shall be <br />arranged horizontally or- <br />vertically: <br />1. That residential uses be so <br />separated from major vehicular <br />traffic flows and other <br />disquieting influences as to <br />protect privacy and tranquility; <br />Or <br />2. That general commercial and <br />service uses be concentrated <br />for maximum pedestrian <br />convenience and located for <br />easy accessibility by residents <br />of the district, workers within <br />the district, and visitors arriving <br />by mass transit, and that <br />commercial frontage is <br />uninterrupted by residential or <br />office uses; and <br />EVIDENCE SUBMITTED <br />TO SUPPORT FINDINGS <br />x Yes No The proposal is to be located <br />in an area designated <br />Agricultural Residential and <br />partial Rural Industrial Node <br />in the Comprehensive Plan. <br />It is proposed on the north <br />side of Strouds Creek Road. <br />It is not in close proximity to <br />mass transit facilities. <br />x Yes No A town center and county <br />services are proposed to be <br />mixed with residential uses <br />to be mutually supporting <br />and reduce traffic <br />congestion. An internal <br />pedestrian circulation system <br />is proposed and mass transit <br />is not available. <br />x Yes No <br />The residential uses are <br />proposed on the north side of <br />the Town-Center and County <br />Services Area, away from <br />Strouds Creek Road.
