.. <br />Ordinance Requirements <br />Planned developments must comply with general and specific standards as set forth in Article 8 for Special Uses as well <br />as those set forth in Article 7 for Planned Developments. Article 8.2.9 b) requires written findings certifying compliance <br />with the following: <br />(1-. Specific regulations governing individual Special Uses as set forth in Article 8.8. These <br />regulations are divided into two (2) sections which include: . <br />la) Application components; and <br />Ib) Specific standards for Planned Developments (Article 8.8.23 refers to Article 7 <br />standards) and Special Uses (Article 8.2.4). <br />(2) Other requirements as set forth in the Zoning Ordinance, including the provisions of Article 6 <br />(Application of Dimensional Requirements). <br />Listed below are the findings of the Orange Gaunty Planning Department regarding the application in question. The <br />findings have been presented by Article and requirement to assist the Planning Board in its deliberations. <br />ARTICLE 7.1$ - PD-MU: PLANNED DEVELOPMENT-MIXED USE DISTRICTS <br />("Yes" indicates compliance; "No" indicates non-compliance) <br />~~ <br />PLANNING STAFF EVIDENCE SUBMITTED PLANNING BOARD <br />FINDINGS TO SUPPORT FINDINGS FINDINGS <br />FINDINGS OF THE ORANGE COUNTY PLANNING DEPARTMENT <br />PERTAINING TO <br />APPLICATION: PD-2001-01 The Preserve <br />The following regulations and <br />requirements apply to PD-MU: <br />Planned Development-Mixed <br />Use Districts. <br />7.18.1 PD-MU Districts: <br />Defined, Intent, Where <br />Permitted <br />a) PD-MU districts may <br />hereafter be established in <br />accordance with the general <br />procedures and requirements <br />set forth in Sections 7.4 <br />through 7.9. Such districts <br />are defined as planned <br />development district for <br />establishment of <br />complementary groupings of <br />residential, commercial and <br />office uses. Where existing <br />developments exist, or <br />proposed and previously <br />approved developments are in <br />progress, which are of a <br />nature substantially in accord <br />with the intent of these <br />regulations, they may be <br />rezoned to PD-MU status, and <br />shall thereafter be subject to <br />the regulations and <br />requirements for such <br />districts. <br />x 'Yes No This proposal is for a mixture <br />of uses as allowed in a <br />Planned Development Mixed <br />' - Use District.
