This district will be applied in the Hillsborough Area Econamic <br />Development District. <br />b. This district shall only be applied where water and sewer is available at <br />the site or is to be made available to the site as part of the development <br />.approval process. <br />c. The minimum size ofi a PD-MU district shall be 20 acres. <br />d. There are no minimum lot sizes in the Mixed Use District; the, Master <br />Development Plan or Small Scale Development Plan will set forth the <br />setbacks as indicated in the General Dimensional Requirements listed <br />above. Single-family and duplex residential uses foNowing the flexible <br />development guidelines may reduce the minimum setbacks by 50 <br />percent and the lot width by 60 percent. <br />e. All autparcels within the PD-ED-MU district shall have internal access to <br />the development. <br />Section 2: Add new Section 7.21.2 to refer users to Economic Development District <br />Design Manual for all development specifications. <br />Development Standards within Economic Development Districts <br />All developments shall meet the standards for approval as specified in the Economic <br />Development District Design Manual (Section 6.29.3 of the Zoning Ordinance). <br />Section 3: Amend Article 6.29.3 Economic Development Districts Design Manual by <br />removing all references to the I-40/Old NC86 District and replacing all refierences with <br />Hillsborough Area EDD. . <br />Section 4: Amend Article 6.29.3 Economic Development Districts Design Manual by <br />creating new designations for primary and secondary areas in the Hillsborough Area <br />EDD. <br />Section 5: Add a new section to Article 6.29.3 of the Orange County Zoning Ordinance <br />entitled Economic Development Districts Design Manual to set forth the requirements of <br />Planned Developments using either the Master Development Plan approach or the Small <br />Scale Development Plan approach. The perFormance standards ofi Special Use <br />Permits, Class A are set forth. <br />
