<br />sss <br />A, All re uirements of eneral use zonin shall be met. <br />1. If the petitioner elects to petition for a Economic Development Planned <br />Development district, the petition must specify the actual use(s) intended, one <br />or more of the permitted uses listed in the Permitted Use Table in the EDD <br />Design Manual (Abridged Version) for the entire tract or any part or parts <br />thereof, for the property specified in the petition, and the proposed use(s) must <br />be a use(s) permitted in the corresponding general use district. Uses in the <br />subcategories of the Permitted Use Table may be limited by either the <br />petitioner ar the County Commissioners. If the .petitioner petitions for two (2) <br />or more Planned Development districts, the petitioner shall submit a separate <br />petition for each district. The County Commissioners, in considering whether <br />to approve or disapprove a Planned Development district petition, shall do so <br />on the basis of the specific use(s) requested. <br />B. General Com liance Provisions <br />1) Any petition to amend district boundaries to create an Economic <br />Development Planned Development district shall comply with procedures <br />for both general use district amendments and Planned Developments set <br />forth in the Zoning Ordinance. <br />2) The petitioner may elect to submit a Planned Development, Special Use <br />Permit, Class A as either a Master Development Plan or as a Small Scale <br />Development Plan. <br />a. Site Plan Submittal. Development plans shall be submitted for the <br />Master Development Plan in accordance with Section C below. Site <br />plans shall be submitted for Small Scale Development Plans in <br />accordance with Section D below. Final Development Plans of Master <br />Development Plans shall be submitted in accordance with Section E <br />below. <br />b. Final Development Plan. The Final Development Plan of projects <br />using the Master Development Plan approach shall not be accepted <br />until the Master Development Plan and project Special Use Permit, <br />Class A has been approved by the County Commissioners. <br />3) Performance standards for Special Use Permits., Class A within <br />Hillsborough Area EDD <br />This section establishes criteria pertaining to appearance in the design of a <br />site, buildings and structures, landscaping, signs, and other miscellaneous <br />features that are observed by the public. Aesthetic criteria are not intended <br />to restrict imagination, innovation, or variety, but rather to assist in focusing <br />an design principles which result in creative solutions that will promote <br />visual appearance within the city and county, preserve taxable values, and <br />promote the public health, safety and welfare. <br />
