16 <br />Buffers: <br />A 30-foot type A landscape buffer is proposed along Sunrise Road. He asked <br />if, with 2 acre lots, the way the houses are to be placed, would a good <br />part of the property by left with trees. <br />Phil Post, engincer, responded yes. He stated that the road would be a <br />very narrow corridor and would use only a Mall portion of the lot. He <br />stated that there would not be much clear cutting and the area. would <br />remain nicely wooded. <br />Barrows asked how big is the parcel to the north of the property. Kirk <br />responded that the subject parcel is 21 acres and according to the tax map <br />the northern property is approximately 30-35 aces. <br />Barrows asked if the staff would recommend stab-outs. She stated the: <br />this ar+r"a looks like a lot of cul-de-sacs. Kirk responded dw there are <br />cul-de-sacs already to the west and east. He stated that the property to <br />the north has quite a bit of frontage on Whitfield Road. He noted that <br />staff did not feel a need for another connector to Whitfield since this <br />property is near the intersection of Sunrise Road and Whitfield Road. <br />Woods. noted that there does not scan to be any topographical detail <br />information on the application. Kirk responded that the topographical <br />information is not required on a Concept Plan. Post described the <br />topographical arm on the map.
