Economic Development District Zoning Text Amendments <br />To receive comments on the proposed EDD Manual and Table of Permitted Use Table <br />Matrix Amendments. <br />• 3., 1-401NC 86 Economic Development Districts (EDD)-Zoning Atlas Amendments <br />Purpose: To hear public comment on the proposed Zoning Atlas Amendments to <br />the new, proposed Hillsborough Economic Development District [Areas 1, 2, A (Two <br />Sections)]. Proposed revisions include expansions, uses and process. <br />• 4. Hillsborough Area EDD Zoning Atlas Amendment <br />Purpose: To hear public comment on the proposed Zoning Atlas Amendment within the <br />new, proposed Hillsborough Area Economic Development District. <br />• 5. Educational Facilities Impact Fee Ordinance <br />Purpose: Evaluation of Impact Fees for both Orange County and Chapel Hill/Carrboro <br />School Districts to determine if the rate structure (increase and/or decrease) is <br />appropriate for different types of housing. <br />• 6. Fee Schedule Revisions <br />Purpose: This amendment updates the Planning and Inspection Departments fee <br />schedule for existing and expanded services. <br />• 7. Consideration of Model Home Text Amendments <br />To receive comments on a proposed text amendment that would allow model home <br />sales offices within subdivisions. <br />• 8. The Preserve Planned Development Mixed Use (PD-ft Rezoning and <br />Class A SPecial Use Permit <br />• Adjacent to and north of Pathways school site between NC 86 and NC 57 <br />• Rezone 470+ acres from AR to PD-MU with Class A Special Use Permit <br />• Uses include single-family, multi-family, limited commercial, publictinstitutional and open <br />space <br />• Water and sewer was extended from Hillsborough for Pathways School <br />FINANCIAL IMPACT: There is no financial impact associated with this decision. Advertisement <br />costs are included in the departmental budget. <br />RECOMMENDATION(S): Administration recommends APPROVAL of the items for the <br />February 26, 2001 Quarterly Public Hearing.
