7 <br /> a floor and constructing walls and insulating. In the early 1990s I began to convert <br /> the building into a self-storage facility. By 2002 the self-storage facility was fully <br /> occupied. <br /> In 1988 I began landscaping the property beginning with having a pond dug <br /> in the boggy area on the southeast corner of the lot. The pond is 12 feet deep with <br /> with a 0"drain installed that runs into the woods behind it. Now almost all the rain <br /> water from the property goes into this pond. We used the excavated soil from the <br /> pond to build up the scraped-over land in the front of the building that had been <br /> leveled for the previous construction business. We minimized the amount of <br /> impervious surface by creating a built-up circle of topsoil in the center and adding <br /> topsoil and planting trees thirty feet apart on both sides of the driveway. In other <br /> words, when I bought the property almost one-quarter of it had been scraped at <br /> least one foot below the surrounding land. Today it has been fully restored and the <br /> trees are nearly full grown. <br /> I have continued to improve the overall integrity and attractiveness of this <br /> property. In 2008 I began construction of a series of water garden features on the <br /> west side of the property that extend from the road to my house over 300 feet. I <br /> bought a tractor and backhoe and hired a professional landscape designer to help <br /> me with the planning and construction of it. I have invested between $200,000- <br /> $300,000 an landscaping my water garden and the property behind my house <br /> including the pond. Today it is a beautiful addition to the property and a local <br /> attraction. <br />
