3 <br />1. Locate buildings, roadways and parking areas to minimize land disturbance by <br />matching land elevations and preserving natural vegetation. <br />3.1 ARCHITECTURAL DESIGN <br />1. Add offsets to Building #1 and landscape around perimeter to provide relief from long, <br />uninterrupted expanses of wall. (Move center section of building forward) <br />2. Move loading area to opposite end or side of building to avoid circulation difficulty. <br />3. Building architecture (exterior elevation) could use enhancement. <br />4. Building #3 is not allowed in rail station reserve area. <br />5. Move most of outparcels to a walkable area. <br />6. Leave/add natural areas along corridor. <br />3.2 LANDSCAPE DESIGN <br />1. Landscape divider strips to be provided at each parking aisle perpendicular to parking <br />spaces. <br />2. Landscaping required around base of structures to offset long expanses of wall surface. <br />3. Additional and extensive landscaping required at perimeter of properly and along street <br />rights-of-way. <br />4. Provide additional open space/tree preservation buffer between parking lot and road <br />rights-of-way. <br />5. Parking area quadrants to be separated by landscaping. <br />3.3 CIRCULATION AND PARKING <br />1. North Carolina State Building Code requires additional handicap accessible stalls. <br />2. No handicapped parking is provided to be readily accessible to Building #3. <br />3. Loading areas to be designated at sides and rear of buildings. <br />4,. Eliminate all parking stalls that backup directly to main access points: <br />5. Align signal for cross access between truck/gas stop. <br />6. Widen NC 86 to four (4) lane divided highway. <br />7. Accommodate future rail stop area and provide bus drop off zone. <br />8. 100% retail can overburden traffic capacity of roadways in area and limit potential of <br />other non-retail employment based on sites in the EDD area.
