2 <br />Preserve Planned Development (PD) <br />(470 acres, 612 homes) <br />Key Issues <br />(1) Scale - The project would be the largest development proposal submitted in Orange County at <br />470 acres. Positive and negative issues can arise. <br />(2) Rezoning Development Plan - A mixed use project of various density housing with <br />commercial and community center components is unique. <br />(3) Traffic -Traffic impact is a major issue. The mixed use nature can reduce external trips. <br />Traffic improvements on NC 57, NC 86 and US 70 are warranted. <br />(4) Affordable Housing - Various size lots and houses can provide lower cost options as well as <br />lifestyle options. The applicant should respond more clearly to their program.. <br />(5) O en Space - Planned development provides clustered housing and increases in open space, <br />in this case, 200 acres. <br />(6) Location <br />(7) Water and Sewer - Issue to be addressed by the Town of Hillsborough. Water and sewer is <br />on site at Pathways Elementary School.
