Article 5 : Uses <br /> Section 5 . 9 : Standards for Utilities <br /> 5 . 9 . 3 Public Utility Stations and Substations , Including Electric Substations , Metering , and <br /> Switching Stations Receiving More Than 100 Kilovolts ( kv) of Electricity, Water <br /> Treatment , Sewage Treatment Plant , Telephone Exchanges <br /> ( A) Submittal Requirements and Standards of Evaluation for Class A Special Use <br /> Permits <br /> Submittal Requirements <br /> In addition to the information required by Section 2 . 7 , the foll wing shall be <br /> submitted as part of the application : <br /> A site plan showing all existing or proposed build ' gs , storage areas , <br /> parking and access areas , topography at a con ur interval of five feet , <br /> any officially designated floodplains or alluvial oils . <br /> ( b) Plans and elevations for all proposed struct es and descriptions of the <br /> olor and nature of all exterior materials . <br /> ( c) La scape Plan , at the same scale as t site plan , showing existing <br /> and oposed trees , shrubs , ground co er and other landscape material . <br /> ( 2) Standards of aluation <br /> ( a) Perimeter ncing and setbacks fo the utility structure shall be provided <br /> in accordan with the National ectrical Safety Code . <br /> ( b) The facility sha be located on parcel or an easement across the parcel <br /> (whether owned leased by e utility) which has been recorded with <br /> the Orange Count egister of Deeds . <br /> ( c) Access easements e en ng from an approved public or private road to <br /> the facility shall be a mi ' mum width of 30 feet . <br /> ( d ) Where a building is in Iv and it is proposed to be located in a <br /> residentially zoned d ' trict , i hall have the appearance suitable for a <br /> residential district , it shall b screened from adjacent residential land . <br /> ( e ) Where buildings re set back fro road rights of way or from private <br /> property lines b a distance of 200 eet , screening for the building will not <br /> be required . <br /> (f) A clearly vis ' le voltage warning sign s II be placed at the base of all <br /> pad - moun d transformers and substatio <br /> ( g ) A Type Land Use Buffer shall be provide long any portion of the <br /> perime r of the parcel , easement area , or lea ehold area located <br /> adjac nt to property zoned or utilized for reside ial use except where <br /> suc property is currently used for electrical distri tion or transmission <br /> pu oses . <br /> ( h ) xisting vegetation may be used to satisfy the landsca ing requirements . <br /> ( i ) The applicant shall submit proof of liability insurance cov ing bodily <br /> injury and property damage demonstrating a minimum cov age limit of <br /> $500 , 000 . 00 per occurrence . <br /> ( ' The site is of adequate size for the sewage disposal system pro osed <br /> and for the proposed use . <br /> 5 . 9 . 4 Elevated Water Storage Tanks <br /> ( A) Submittal Requirements and Standards of Evaluation for Class B Special Use <br /> Permit <br /> ( 1 ) Submittal Requirements <br /> Orange County, North Carolina — Unified Development Ordinance Page 5 - 107 <br />
