Article 5 : Uses <br /> Section 5 . 9 : Standards for Utilities <br /> ( iv) Where natural planting is used as scree ng , a strip of land at <br /> least ten feet in width shall be resery for this purpose . The <br /> planting strip shall be composed an arrangement of shrubs <br /> and trees . The shrubs shall b vergreen and shall be arranged <br /> in two rows as minimum an lanted at an initial height of at <br /> ast three feet , with dist ce between shrubs being not more <br /> th five feet . The sh s shall be of such variety that an <br /> avera height of east six feet could be expected as normal <br /> growthv ' in n ore than two years from the time of planting . <br /> Trees , whic ay be eight evergreen or deciduous , shall <br /> augment e a ngement of shrubs so that there will be a <br /> screen ' g effect o pacity to materially screen the use within the <br /> sub ' ct property from e view of adjacent properties . <br /> ( 4) The minimum r uired lot area for such u s shall be 5 , 000 square feet . The <br /> facility shall located on a parcel or ease m t across the parcel , (whether <br /> owned or, ased by the utility) which has been r orded with the Orange County <br /> Regist of Deeds . <br /> (5 ) ;Citl?ltsysshall <br /> easements extending from an approved public o rivate road to the <br /> be a minimum width of 30 feet . <br /> 5 . 9 . 2 Electrical Substations , Switching and Metering Stations , and Associated Transmission <br /> Lines , Where Incoming Voltage Does Not Exceed 100 Kilovolts ( kv) <br /> ( A) General Standards,Standards of Evaluation <br /> ( Perimeter fencing and setbacks for the utility structure shall be provided in <br /> accordance with the National Electrical Safety Code . <br /> (2) he components of the facility , including but not limited o towers , transformers , <br /> cir it breakers , metering devices , and supporting la t ' cework , shall be contained <br /> withi geometric area not to exceed 12 , 000 squa feet . <br /> ( 3 ) The facili shall be located on a parcel or ease ent across the parcel , ( whether <br /> owned or le ed by the utility) which has bee recorded with the Orange County <br /> Register of De s . <br /> (4) Access easements xtending from an a roved public or private road to the <br /> facility shall be a mini um width of 3 eet . <br /> (5) A Type E Land Use Buffe hall b rovided along any portion of the perimeter of <br /> the parcel , easement , or lea h d located adjacent to property zoned for <br /> residential use , except where h property is owned , leased or consists of other <br /> utility easements currently ed fo electrical distribution or transmission <br /> purposes or no other pur ses . <br /> ( 6) Existing vegetation wi in an easement , sehold or parcel of a public utility may <br /> be used to satisfy t landscaping requirem ts . <br /> (7) Modification to o replacement of existing faciliti shall be subject to the <br /> requirements t forth in this Section .
