Article 5 : Uses <br /> Section 5 . 9 : Standards for Utilities <br /> SEC UTILITIES <br /> TION -5 . 9 .n STANDARDS FOR5 . 9 . 1 Telephone Exchanges (without business offices ) , subscriber loop huts , pressure regulator <br /> stations , water and sanitary sewer pumping stations <br /> ( A) Standards of Evaluation <br /> ( 1 The design of structures shall conform as closely as possible to the c aracter of <br /> the area in which it is located . <br /> ( 2) Building or structures shall conform to the minimum building setb k distances <br /> r the applicable zoning district and shall not exceed 800 squar feet in area . <br /> (3 ) All uildings and structures shall be landscaped and screene according to the <br /> stan rds that follow . <br /> ( a) uildings and structures which resemble residenti accessory structures <br /> ust be landscaped and maintained in the char ter of a residential <br /> ar <br /> ( b) Any tside storage areas must be fenced w ' a minimum five foot <br /> fence d the area screened from adjacent roperty according to the <br /> standar in this section . <br /> ( c) Lighting in d around these facilities s II be constructed and shielded <br /> so as not to ine directly on adjoining roperty used for or zoned for <br /> residential pur ses . Electrical and t lephone service to the structure <br /> shall be placed derground . Type of lighting to be considered shall <br /> include , but not b imited to , indo lights when visible through windows , <br /> outdoor lighting , au t mobile hea ights and signs . Devices to shield <br /> lighting may include s ades , fe ces , shrubs , trees and natural <br /> conditions . <br /> ( d ) Parking areas and drivew used in connection with facilities <br /> constructed pursuant to th ' ection shall either be surfaced or shall be <br /> located and maintained i a c ndition so that dust and dirt will not settle <br /> on adjoining properties s a re It of their use . Driveway entrances shall <br /> be located in a mann that will c ate as few additional traffic hazards <br /> as possible . <br /> ( e) Screening <br /> ( i ) Buildin , structures , equipmen or material shall be screened by <br /> either durable masonry wall , or fence , or by natural planting , <br /> desi ed to be compatible with the haracter of adjoining <br /> pro erties , in order to materially scre n the uses within the <br /> s ject property from the view of adjac nt properties . <br /> ( ii ) creening shall be required along any po ion of the perimeter of <br /> the parcel , easement , or leasehold located djacent to property <br /> zoned for residential use , except where such roperty is owned <br /> or leased by a utility, and used by the utility for ublic utility <br /> purposes . <br /> ii ) Where screening is required , walls and fences sha be at least <br /> five feet in height , but need not be greater than seve feet in <br /> height , measured from the ground along the common t line of <br /> adjoining properties .
