Article 5 : Uses <br /> Section 5 . 5 : Standards for Residential Uses <br /> ( d ) An adequate and safe method of sewage disposal shall be uired . <br /> ction systems , sewage treatment facilities , or in ' ' ual septic tank <br /> syste hall be approved in accordance with e and local <br /> regulations . <br /> ( e ) Street lighting shall rovide each street intersection and <br /> throughout the park . Wh e distance between street intersections <br /> exceeds 500 feet , tonal stre i hts may be required . <br /> ( f) All perma utility systems shall be loc underground , and <br /> eas nts necessary for water , sewer , gas , e rical , cable TV , <br /> ormwater and other permanent or temporary utility tems and their <br /> connection pedestals shall be shown on the home park p <br /> 5a"5 . 5 . 6 Existing Home Parks <br /> ( A) General Standards of Evaluation <br /> ( Existing Home Parks that do not meet the standards sXtheexisting <br /> ' ance <br /> shall be considered non -conforming . <br /> ( 2) E ing Home Parks that convert spaces or stalls to aporary <br /> Resi tial Units must meet applicable standards of thction 2 . 5 . <br /> (3) Non - confor g parks shall not expand in any way be <br /> developed porti s , but shall be allowed to remove d replace units existing <br /> within the park at th time of adoption of this se n . <br /> (4) Only the replacement of its on an existin obile home space shall be <br /> permitted , provided the follo ' conditi s are met : <br /> ( a) The total number of units s not exceed the number existing at the <br /> time that the mobile ho par ecame non - conforming ; and , <br /> ( b) The existing waste eatment syste ' functioning properly . <br /> (5 ) Removal and replace ent of such units shall not considered expansion of the <br /> non -conforming u <br /> ( 6) New, or port [ s of existing , Home Parks that have been pr ously approved , <br /> but have constructed substantial improvements , including , not limited to , <br /> water stems , roads , parking areas , recreational facilities and mo home <br /> pa , or do not have sewage disposal systems installed by the date of option <br /> o this section shall meet all applicable standards as set forth in this Ordina e . <br /> 5m5m65 . 5 . 7 Mobile Homes on Individual Lots <br /> ( A) General Standards of Evaluation <br /> Mobile homes , as principal residential buildings on individual lot existence at <br /> time of the adoption of this section may be improved b placement of the <br /> mobs me with another mobile home in accordanc ith the following : <br /> ( a) The nu r of mobile home units m of be increased beyond the <br /> number in ex ce before re ment . <br /> ( b) The replacement mobs me must not create non - conforming yards or <br /> setbacks . <br /> ( c ) Replace mobile home units on in ' ' ual lots are not required to <br /> mee area and dimensional or lot coverag ndards , but must meet <br /> ack requirements as well as those requirement ecified in <br /> Subsections (4) and ( 5 ) below , if applicable . <br /> Orange County, North Carolina — Unified Development Ordinance Page 5 -55 <br />
