Article 5 : Uses <br /> Section 5 . 5 : Standards for Residential Uses <br /> e . New accessory structures built for the purpose of <br /> conducting a home occupation shall not exce square <br /> footage allowances referenced in Section <br /> 5 . 5 . 3 . A ( 2) ( e ) ( iii ) a . <br /> f . An existing accessory structure which ' s larger than the <br /> ermitted size referenced in Sectio . 5 . 3 . A ( 2 ) ( e ) ( iii ) a <br /> m be used for the home occup ion provided that no <br /> mor than the permitted amou of square feet is used <br /> for the ome occupation an e area is physically <br /> separat by walls or oth barriers . In order to qualify <br /> as an exis ' g accessor structure for the purpose of <br /> conducting a ome o upation , the structure must have <br /> been construc d t meet building code requirements <br /> applicable to a r idential accessory structure , and must <br /> have been in ist ce for at least 36 months . <br /> ( iv) Use of Outdoor St ge Spac <br /> a . Up to 5 square feet of tdoor storage area may be <br /> per " ed in conjunction wit major home occupations <br /> pr ided that it is : <br /> Clearly defined on the sit plan and on the <br /> ground . <br /> ii . Setback standards for outdoo torage space <br /> shall be determined with the app ved Special <br /> Use Permit and in no case be less an 40 feet <br /> from all property lines ; and <br /> III . Totally screened from the view from the ad <br /> and from adjacent property in the same m ner <br /> required for accessory buildings . <br /> 5:5:45 . 5 . 5 Home Park <br /> ( Standards for HP- CZ <br /> ( 1 ) Permitted Uses and Structures <br /> In addition to Mobile Homes and/or Temporary Residen ' I Units , as defined by <br /> is Ordinance , the following accessory structures a uses shall be permitted : <br /> ( a) Caretaker' s or manager' s home or offic . <br /> ( b) Se ice buildings and areas neces ry to provide washing and drying <br /> machi for domestic laundry anitation , rest rooms , storage , vending <br /> machines , d other similar rvices provided by the facility for the use <br /> and convenien of the me park tenants . <br /> ( c) Recreation building cilities and areas serving only the Home Park in <br /> which they are I ted . <br /> ( d ) Customary cessory building Ind facilities necessary for operation of <br /> the Hom ark in which they are I ted . <br /> ( e ) Sto ge buildings for individual Home Pa Spaces and intended for the <br /> clusive use of the Home Park Space occu nts shall be permitted . <br /> Such accessory structures shall meet required s acks from adjacent <br /> structures . <br /> (f) Fenced , communal storage areas provided by the park op for for <br /> boats , campers , and other accessory vehicles belonging to pa <br /> residents . <br /> Orange County, North Carolina — Unified Development Ordinance Page 5 -50 <br />
