"' <br /> udy Area , Traffic Impact <br /> Th area in which a traffic impact analysis will be made and extending approximately one half mile along <br /> road ays adjacent to a development project and in both directions from all access point or to a major <br /> interse tion along these roadways . <br /> Subdivia r <br /> Any person o persons , firm or corporation subdividing land within the jurisdiction f this Ordinance . <br /> Subdivision <br /> All divisions of a tr t or parcel of land into two or more lots , building sites o other divisions for the <br /> purpose of sale or b ' ding development (whether immediate or future ) an includes all division of land <br /> involving the dedicatio of a new street or a change in existing streets . <br /> Subdivision , Exempt <br /> a) The combination or r combination of portions of previousl subdivided and recorded lots if the <br /> total number of lots is t increased and the resultant lot are equal to or exceed the standards of <br /> the County , including pri to road justification standard , as detailed within this Ordinance . <br /> b) The division of land into p cels greater than 10 acre if no street right - of-way dedication is <br /> involved . <br /> c ) The public acquisition by purc se of strips of Ian for widening or opening streets . <br /> d ) The division of a tract in single o nership of the ntire area of which is no greater than two acres <br /> into not more than three lots , if no treet right- - way dedication is involved and if the resultant <br /> lots are equal to or exceed the stan rds of t e County as shown by its subdivision regulations . <br /> Subdivision , Major <br /> Any division of land that is not classified as an pt or Minor subdivision . <br /> Subdivision , Minor <br /> A division of a tract of land that does not : <br /> a) Create more than five lots for co ventional design ptions , or more than 12 lots for flexible <br /> development , including the res ' ual acreage , from a one tract of land in any 24 month period ; <br /> b) Dedicate or improve any ne public street other than idening an existing public street ; <br /> c ) Extend public water and/or anitary sewerage systems her than laterals to serve individual lots ; <br /> d ) Necessitate the installatio of drainage improvements whi h would require easements through <br /> one or more lots to ser other lots ; and <br /> e ) At the option of the ap icant , involve vesting of the subdivisio for a period greater than one <br /> year . <br /> Substantial damag <br /> Damage of any origin s stained by a structure during any one year period wh eby the cost of restoring <br /> the structure to its be re - damaged condition would equal or exceed 50 % of the arket value of the <br /> structure before the amage occurred . See definition of "substantial improvemen Substantial damage <br /> also means flood - lated damage sustained by a structure on two separate occasio s during a ten - year <br /> period for which e cost of repairs at the time of each such flood event , on the avera e , equals or <br /> exceeds 25 % the market value of the structure before the damage occurred . <br /> Substan al improvement <br /> Any com nation of repairs , reconstruction , rehabilitation , addition , or other improvement of a tructure , <br /> taking ace during any one year period whereby the cost of which equals or exceeds 50 % of t market <br /> value f the structure before the start of construction of the improvement .
