Article 3 : Base Zoning Districts <br /> Section 3 . 8 : Conditional Districts <br /> DIMENSIONALRATIO STANDARDS <br /> CU <br /> Dimensional and Ratio Stand s shall conform to <br /> CONDITHONAL USE DISTRICT Maeequirements of the cor sponding general use <br /> zonin district . <br /> PURPOSE <br /> The purpose of the Conditional Use ( CU ) D rict is to provide for unified de opments that accomplish the purposes of <br /> applicable regulations to an equivalent or high egree than where suc egulations are intended to control unscheduled <br /> development on individual lots , and to promote ec omical and effici t land use , improved level of amenities , appropriate <br /> and harmonious variety , creative design , and a better vironm201isipecific <br /> onditional Use Districts are intended to be used for <br /> purpose of binding development to a detailed site plan wi a I ' conditions that insures compatibility and harmony <br /> with surrounding areas . <br /> APPLICABILITY <br /> 1 . The district shall be located in such manner as to be compatible with the cha ter of existing development of <br /> surrounding properties , thus insun he continued conservation of building values an encouraging the most appropriate <br /> use of land in the county . Ther re , when evaluating an application for this district , emp sis shall be given to the location <br /> of the proposed developmen , he relationship of the site and site development plan to adjoin ' property , and the <br /> development itself . <br /> 2 . The Conditional se ( CU ) development review process involves the development of a specific land e ( s ) on a specific <br /> parcel of proper regardless of the current zoning designation . <br /> DEVELOPMENTCU DISTRICT SPECIFIC <br /> 1 . CU allows for the development of any land use contained within Section 5 . 2 of this Ordinance even if such use is <br /> not listed as a permitted or special use under the current zoning designation of the subject property . <br /> 2 . Certain uses are excluded from consideration as a CU . See Section 5 . 1 .43 ( E ) 16 for a list of uses that will not be <br /> considered for a CU . <br /> Non - residential uses are restricted based on the Watershed Protection Overlay District in which the pr y is <br /> cated . Refer to Section 4 . 2 . 3 for land use restrictions . <br /> 4 . Th &eillit ' dential density permitted on a given parcel is based on the Watershed Protection rlay District in which <br /> the proper ' ocated . Refer to Section 4 . 2 . 4 for a breakdown of the allowable de ( i . e . , the number of <br /> individual dwelling t can be developed on a parcel of property) . <br /> 5 . Allowable impervious su area is based on the Watershed Protec ' verlay District in which the property is <br /> located . Refer to Sections 4 . 2 . 4 . 2 . 6 for a breakdown of a lowable impervious surface area . <br /> 6 . For lots outside of a Watershed Protec verlay Dist <br /> see Section 4 . 2 ) , the minimum usable lot area for lots <br /> that utilize ground absorption wastewater syst all be 30 , 000 square feet for parcels between 40 , 000 square <br /> feet and 1 . 99 acres in size ; zoning lots two es an ter in size shall have a minimum usable lot area of at <br /> least 40 , 000 square feet . <br /> 7 . Within the Rural Buffer ( RB ) ng district , only the following types es shall be considered for a CU : <br /> residential uses , instit al uses and professional services . Under no cir tances shall a CU be approved for a <br /> retail or manuf ing /industrial land use within the RB zoning district . <br /> 8 . Any use itted as a CU shall conform to all applicable development regulations for t responding general <br /> us ping district as well as the specific development standards outlined in Articles 5 and 6 of rdinance . <br /> 9 .
