Article 5 : Uses <br /> Section 5 . 21 : STANDARDS FOR Retail Uses <br /> ( C ) Standards for the O / RM Zoninq District 243 <br /> ( 1 ) The following Multiple Uses are permitted in the O/ RM zoning district when the <br /> Principal Use type is Research Facility Without Manufacturing and adhere to the <br /> standards of Section 5 . 15 . 2 ( C ) ( 2 ) : <br /> ( a) Rya Financial Seryices244 <br /> ( b ) Service land uses limited to Beauty & Barber Shops , Laundry and Dry <br /> Cleaning Services <br /> ( c ) Eating and Drinking Establishments limited to Nightclubs . Bars , <br /> Pubs , Restaurants Carry Out and General . <br /> ( d ) Retail , C, limited to 12 , 000 sq . ft . of building area <br /> ( e ) Manufacturing , Assembly , Processing , and Distribution Uses — <br /> Other limited to Printing & Lithography <br /> ( 2 ) Multiple Uses , identified in Section 5 . 15 . 2 ( C ) ( 1 ) , are permitted in th� he Q/ Rm <br /> zononq only in accordance with the following standards : <br /> ( a ) The site plan must shall identify the square footage of each structure by <br /> type of use . <br /> ( b ) The Principal Use type of Research Facility Without Manufacturing <br /> must be established on the site . <br /> ( c ) The Multiple Use shall not exceed 25 % of the total square footage of all <br /> structures on the site . <br /> 5 . 21 . 1 Retail <br /> ( A) Use standards <br /> ( 1 ) Specific Standards for the LC - 1 , NC = 2 , and EC = 5 Zoning Districts <br /> ( a ) Uses shall be limited to 12 , 000 sq . ft . of building area . 245 <br /> ( b ) No outdoor sales / displays shall be permitted . 24s <br /> ( 2 ) Specific Standards for the CC = 3 Zoning District <br /> ( a ) Uses shall be limited to 24 . 000 sq . ft . of building area . <br /> ( b ) Outdoor sales/displays shall be permitted subject to the following : <br /> ( i ) No more than 20 % of the property area shall be utilized to <br /> support outdoor sales /displays . <br /> ( ii ) Displays shall not be located within any required parking , septic <br /> 242 As indicated throughout this document there are size and intensity limitations for land uses within various <br /> general use zoning districts . Staff is recommending a specific, measurable , standard to allow the reader to identify <br /> what will and will not be permitted . <br /> 243 These are existing standards moved from Section 5 . 17 . 9 of the UDO . Please note staff is recommending <br /> modifications to ensure consistency with other proposed changes . <br /> 244 Staff is recommending changes denoted in Red Bold Underlined Text to ensure consistency with other <br /> recommending changes in the references to a specific land use category . <br /> 245 Existing regulations establish limitations on the development of retail uses in these districts to daily traffic trips . <br /> This is not an effective manner of regulating the intensity of the land use .
