Refer to Section 5 . 1 . 3 of this <br /> Ordinance ; or <br /> ( b ) Permitted within the Rural Buffer land use classification , as designated <br /> by the adopted Comprehensive Plan . as part of a Conditional Zoning <br /> District application . <br /> (A)LqLStandards fGr-of Evaluation for Class A Special Use Permit or ASE- CZ Zoning <br /> District <br /> ( The minimum lot size shall be 15 acres . <br /> ( 2) If located adjacent to residentially zoned property , all bui ings , outdoor storage <br /> areas , and animal pens shall be located a minimum of 0 feet from the property <br /> e . <br /> (3) Out oor storage of products shall be permitted in t e rear yard of the primary <br /> struct e and shall be screened from view of adj ent properties . <br /> (4) Site shal ave direct access to a major road , classified in the Orange County <br /> Comprehen ive Plan , and shall use said roa as the primary access , unless <br /> approved oth wise in the permit . <br /> (5) All unpaved area shall be maintained i a manner which prevents dust from <br /> adversely impactin djacent properti <br /> ( 6) In addition to the infor tion requir by Sections 2 . 7 or 2 . 9 , as applicable , <br /> application materials sha also inc de a comprehensive groundwater study , for <br /> facilities expected to use m e undwater on an annual basis than an average <br /> single family residence ( whic ses 240 gallons of water per day) built at the <br /> highest density the existing ni district would allow . For example , if the <br /> existing zoning district allo a re ' ential density of 1 unit for 2 acres and the <br /> proposed use is on a six cre parce which could yield 3 residences ) , the <br /> proposed use ( s ) may u three times e water used by an average single family <br /> residence ( or 720 gall ns per day , on an nnualized basis ) before a <br /> comprehensive gro dwater study is requi d . The water usage rates of any <br /> existing use subje to zoning regulations loc ed on the same lot shall be taken <br /> into account whe determining if a comprehens e groundwater study is required . <br /> Said study sha detail : <br /> ( a) The mount of water anticipated to be used o a daily , weekly , monthly , <br /> an annual basis by regulated uses located on e parcel ( e . g . , water <br /> age by bona fide farm uses is not required to b included ) ; <br /> ( b) An analysis of the amount of groundwater withdrawa onsidered to be <br /> safe and sustainable in the immediate vicinity ; and <br /> ( c An analysis of whether other wells in the vicinity of the pro sed use are <br /> expected to be affected by withdrawals made by the propose use . <br /> Orange County, North Carolina — Unified Development Ordinance Page 5 - 150 <br />
